What floor plan options are available?
We offer a variety of layouts, including one-bedroom/one-bath apartments, two-bedroom/two-bath small layouts, two-bedroom/two-bath large layouts, and ADA-accessible two-bedroom/two-bath homes.
What is included in the monthly rent?
Your rent includes one assigned parking space and a private storage area located off your patio or deck.
Which utilities are included, and which are the resident’s responsibility?
Residents are responsible for electricity and internet service. Water, sewer, trash, recycling, and shared exterior lighting are billed separately through Conservice.
Are apartments furnished or unfurnished?
All apartments are unfurnished.
What in-home amenities are included in each apartment?
Each home features an in-wall air conditioning unit, a full-size washer and dryer, an individual water heater, a dishwasher, and a garbage disposal.
Do apartments have in-unit laundry?
Yes. Every apartment includes a full-size washer and dryer.
What community amenities are available?
Residents enjoy a fully equipped gym, a playground, a large tree-covered lawn with picnic tables, and a BBQ grill available for resident use.
Is there an on-site fitness center? What are the hours?
Yes. The fitness center is available to residents 24 hours a day, 7 days a week.
Is there a community clubhouse or resident lounge?
Yes. Our clubhouse includes a full kitchen, a large screen cable TV, a coffee bar with tea and hot cocoa, and complimentary snacks, soda, and water.
Are bike storage options available?
Yes. The community offers two large, secure bike cages.
Is Wi-Fi available in common areas?
Yes. Wi-Fi is available in the clubhouse.
Do apartments include smart home or keyless entry features?
No, smart home or keyless entry features are not offered at this time.
Are there outdoor community spaces?

What recycling or eco-friendly features are offered?
The community provides three conveniently located recycling stations.
How can I schedule a tour?
Tours are available both in person and virtually. Please contact the leasing office to schedule.
Are pets allowed? What are the pet policies and fees?
Yes, we are a pet-friendly community.
Pet Policy Details:
Maximum of two pets per apartment
First pet deposit: $500
Second pet deposit: $300
Monthly pet rent: $35 per pet

Breed Restrictions Apply:
The following breeds are not accepted: Bully breeds (including Pit Bull, American Bully, American Staffordshire Terrier, Staffordshire Bull Terrier, Bull Mastiff), Rottweiler, German Shepherd, Doberman Pinscher, Akita, Wolf-Hybrids, Great Dane, Alaskan Malamute, Siberian Husky, Mastiff, Perro de Presa Canario, and Chow Chow.
Is renters insurance required?
Yes. Residents must carry renters insurance with a minimum of $100,000 in liability coverage.
What is the application process?
Applications are completed online. Applicants must upload a valid photo ID and proof of income. Once submitted, we will text a link to pay the $10 application fee. Applications are screened through Pacific Screening.
Approved applicants pay an $800 security deposit
Conditional approvals require a deposit equal to one month’s rent
What lease terms are offered?
Initial lease terms are 12 months. Short-term leases are not available.
Is there an application fee?
Yes. The application fee is $10 for each applicant 18 years or older.
Are co-signers or guarantors accepted?
Yes. Guarantors must demonstrate a minimum income of five times the monthly rent.
How can I pay rent?
Rent payments are made through the resident online portal.
Are there pet amenities like a dog run or pet spa?
No, pet-specific amenities are not available on site.
Is parking available?
Yes. Each apartment includes one assigned, numbered parking space.
Is guest parking available?
Yes. There are plenty of non-numbered guest parking spaces available throughout the community.
How are utilities set up?
Residents are responsible for setting up electricity through EWEB and may choose their preferred internet provider.
Is the community gated?
No, the community is not gated.
Are there security cameras or patrols?
There are no on-site cameras; however, security patrols drive through the property three times each night.
How are emergency maintenance requests handled?
Our maintenance team is on call for emergencies, and the Assistant Manager lives on site.
What public transportation and walkability options are nearby?
The community is within walking distance of a bus stop, features neighborhood sidewalks, and is two blocks from a school track.
Which schools serve the community?
The property is served by Gilham Elementary School, Cal Young Middle School, and Sheldon High School within the 4J School District.
What shopping and dining options are nearby?
WinCo is one block away, Costco is two blocks away, Safeway is approximately one mile away, and nearby amenities include restaurants, banks, and a public library.
